What this dashboard measures

The rent series is Statistics Canada table 46-10-0092-01. It measures advertised asking prices for available units, not the rent paid by every household in Montréal. Quarterly points may be marked as estimates by the source.

The rate chart uses Bank of Canada conventional posted mortgage-rate series. Posted rates can differ from negotiated rates, insured rates, variable rates, and the offer available to a particular borrower.

These are national Canadian benchmarks, not a claim that every lender offers a distinctMontréal rate. Use them as market context, then compare current written quotes for your borrower profile, property, term, and mortgage type.

Sources and freshness

Official APIs, cached responsibly

The server fetches the public Statistics Canada Web Data Service and Bank of Canada Valet API. National rate data and each city rent record use separate Cloudflare KV entries for six hours. A scheduled refresh prewarms those entries. If an upstream source is briefly unavailable, cached data can be served for up to seven days. A validated static snapshot is the final fallback and is clearly labelled. No browser receives an API key because these public endpoints do not require one.
